This page ranks the same 37 Metro Atlanta cities from the Market Intelligence Index according to where investment money is moving, judged from a cash-flow and investment standpoint. It uses the same public-data methodology as the main Index, so every figure traces back to a named public source. The ranking favors affordable entry prices, stronger rent-to-price signals, faster days on market, and tighter supply.

Ranked by a transparent investor score built from the same public data as the main Index: affordability (median sale price), velocity (median days on market), and supply tightness (months of supply, which drives pending-to-active). Estimated gross rent uses the metro price-to-rent signal of about 15.6, which implies a base gross yield of about 6.4% (List With Clever, 2024). Douglasville carries the lowest entry price at $268,000, while Decatur sells fastest at 10 days.

Reading the Data

Where the money is moving.

The ranking is not a popularity contest. It is three public signals read together: how affordable the entry is, how quickly homes turn, and how tight supply is. When those line up in one place, that is where investor capital concentrates.

Cash flow runs to the south and west.

The cities at the top of the affordability signal are Douglasville at $268,000, South Fulton at $332,000, Conyers at $326,000, Stockbridge at $308,000, Villa Rica at $348,000, Fairburn at $370,000, and Powder Springs at $353,000. At those entry prices, the rent-to-price signal is strongest, which is where buy-and-hold cash flow is built. These are the corridors, south of I-285 and through west Cobb and Douglas and Paulding Counties, where the same public data shows yields run above the metro baseline.

Turnover money chases tight supply.

The fastest turnover clusters in the Index are Decatur at 10 days with 2.0 months of supply, Atlanta's Westside at 18 days, Mableton at 2.3 months, and Powder Springs at 2.4 months. Fast days on market and tight supply signal demand that absorbs inventory quickly, which matters to a flipper or a landlord who wants an asset stabilized fast. Mid-priced Marietta at 29 days, Smyrna at 31, and Acworth at 34 sit in the same demand band.

Price swallows the rent signal at the top.

The luxury band, Milton at $945,000, Buckhead at $925,000, Brookhaven at $792,000, Alpharetta at $718,000, and Roswell at $710,000, ranks lowest on cash flow for a structural reason. As the purchase price rises, the rent-to-price signal weakens, so the same base yield of about 6.4% buys far less directional rent coverage. That is not a criticism. It is a different strategy: these are appreciation and equity plays, not first-dollar cash flow.

What it means for your next deal.

Use the table as a screen, not a verdict. Match the investor read to your goal: cash flow in the south and west, turnover in the tight-supply intown and mid-ring hubs, appreciation in the luxury band. Every deal still gets verified street by street, with a property-specific analysis. The Index tells you the direction the market data points; your strategy tells you which signal matters most.
