The big story in Metro Atlanta this week is inventory. The latest metro-level figures (Georgia MLS data through late July, via WSB-TV's mid-year market review) show 42,141 active listings, up 11.4% from a year ago, with months of supply at about 5.1, the most balanced market buyers have seen in years. Homes are also taking longer to sell at a median of roughly 59 days, while the median sale price holds steady near $395,000, up just 0.2% year-over-year. Rates are the wild card: the average 30-year fixed mortgage has crept back up to about 6.7%, near a 13-month high, which keeps some buyers on the sidelines and makes rate buydowns and seller concessions more common at the closing table.

Restaurant Spotlight

Avize Modern Alpine has earned serious attention since chef Karl Gorline opened it in late 2024: Eater Atlanta named it Best New Restaurant of 2025, it picked up a Michelin recommendation within weeks, and The New York Times put it on its national 50 best list. The menu is modern Alpine, think seasonal, ingredient-driven plates and fondue, in a warm, intimate room at 956 Brady Avenue NW in West Midtown. Reservations are the move here, and it is closed Mondays and Tuesdays, so plan ahead if you want to try it.

Neighborhood Spotlight

Reynoldstown is one of Atlanta's fastest-appreciating intown neighborhoods, and the numbers back it up: the median sale price is up about 21.6% year-over-year to roughly $709,000, with homes still selling in about 42 days, well ahead of the metro-wide pace. A lot of that momentum comes from the BeltLine's Eastside Trail running along its western edge, with Krog Street Market at its corner and Madison Yards nearby. It is also one of the city's oldest communities, founded in the 1860s, where historic shotgun cottages now share blocks with new mid-rises and townhomes. Why it matters: the BeltLine effect keeps compounding here, but that appreciation cuts both ways, so it pays to understand which blocks are already pricing in the growth and which still have room. Buyer Tip: Use the Breathing Room

With more than 42,000 active listings and roughly five months of supply, Metro Atlanta buyers are no longer racing the clock. That gives you time to do the things that got skipped in the hot years: book a thorough home inspection, read the seller's disclosures line by line, and walk the property twice, once during the day and once in the evening. And do not be shy about asking for reasonable repairs or closing-cost concessions, especially with rates near 6.7%, where a small buydown can matter more than a small price cut. Just move with intent once you have done your homework, because a balanced market is not the same as a falling one, and median prices have held roughly flat over the past year.
