Living in Cumming

Pros, Cons, Prices & Appreciation — everything you need to know about making Cumming home.

01
Overview

What it's like to live in
Cumming.

Cumming sits at the southern edge of North Georgia's foothills, offering a mix of small-town character, lake access, and some of the best public schools in the state. As part of Forsyth County, Cumming benefits from the same top-rated school district that draws families to Alpharetta — but at a more accessible price point. The city has grown rapidly over the past decade, with new subdivisions, restaurants, and retail filling in alongside the rural landscapes that gave Cumming its identity. If you want space, good schools, and a lifestyle that leans suburban-rural rather than urban, Cumming deserves a serious look.

02
The Upside

Why people love
Cumming.

Forsyth County Schools — top-rated district

Cumming is served by the same Forsyth County school system that makes Alpharetta famous. Multiple schools earn 9/10 and 10/10 GreatSchools ratings — and the district consistently ranks in the top 5 statewide.

More affordable than Alpharetta

With a median price around $565K–$600K, Cumming offers the same school quality as Alpharetta at a significantly lower entry point. This is the best value play in North Fulton/Forsyth.

Lake Lanier access

Cumming is one of the closest communities to Lake Lanier — Georgia's most popular recreational lake. Boating, fishing, kayaking, and lakefront living are part of daily life here.

Space and land

Lots in Cumming tend to be larger than what you'll find closer to Atlanta. Many neighborhoods offer half-acre to acre-plus lots, giving families room to breathe.

Growing retail and dining

Cumming's retail corridor along GA-400 and the new developments near downtown are expanding rapidly. The restaurant scene is improving, and new grocery and retail options continue to arrive.

Small-town feel with suburban convenience

Despite rapid growth, Cumming maintains a small-town center with local businesses, a courthouse square, and community events that give the city personality beyond its subdivisions.

03
The Honest Part

What you should know
before moving to Cumming.

Long commute to Atlanta

Cumming is 40+ miles north of downtown Atlanta. During rush hour, the GA-400 corridor from Cumming to Midtown can take 60–90 minutes. This is a real trade-off for anyone working intown.

Limited public transit

There is no MARTA rail access in Cumming. Bus service is minimal. You will need a car for virtually everything — this is a car-dependent community.

Rapid growth straining infrastructure

Forsyth County's population has more than doubled in 20 years. Road congestion on GA-400 and local corridors is increasing, and schools are dealing with capacity pressure despite new construction.

Limited cultural and entertainment options

Cumming's entertainment and nightlife options are limited compared to closer-in suburbs. Most residents head south to Alpharetta or Atlanta for dining, culture, and nightlife.

Rising property taxes

Forsyth County's property taxes have been climbing to fund school construction and infrastructure. While still moderate by national standards, the trajectory is upward.

Tommy's Take
Tommy Williams

What I'd tell a friend

About Cumming

Cumming is where Forsyth County's value lives. If the schools matter to you — and they should if you have kids — Cumming gets you into the same district as Alpharetta at a lower price. But I'd be upfront: the commute is long. If you're working from home or only going into the office a couple days a week, it's a great trade-off. If you're driving to Buckhead five days a week, that GA-400 ride will wear you down. And the lake — don't underestimate how much Lake Lanier changes your weekends. Families who discover the lake lifestyle rarely want to leave.
