Estate sales, divorce situations, and tenant-occupied properties also frequently stay off-market. The sellers want a smooth, discreet transaction — not a parade of strangers through their home.

What people get wrong
about off-market homes.
Off-market homes are always cheaper
Not necessarily. Some sellers price at or above market value because they know their property is desirable. The advantage is often access and speed — not a discount.
You need to be a luxury buyer
Off-market opportunities exist across all price points. Many mid-range properties trade off-market, especially in competitive neighborhoods where sellers want discretion.
Off-market means FSBO
Most off-market transactions are still represented by agents. The difference is that the listing isn't public — it's shared through professional networks rather than the MLS.
