Living in Peachtree City

Pros, Cons, Prices & Appreciation — everything you need to know about making Peachtree City home.

01
Overview

What it's like to live in
Peachtree City.

Peachtree City is one of the largest and most successful planned communities in the United States, located in Fayette County about 30 miles south of Atlanta. Built starting in the 1960s by developer Robert Moulton, the city was designed from the ground up around an extensive network of over 100 miles of multi-use paths that connect every neighborhood, school, shopping district, and park. Residents drive golf carts to the grocery store, to restaurants, and to school — it's not a gimmick, it's the daily reality. With a population of approximately 40,000, Peachtree City combines suburban living with intentional amenities: three golf courses, community lakes, family-friendly neighborhoods, and a self-contained commercial infrastructure that means many residents rarely leave the city for daily needs. Located in Fayette and Coweta counties, Peachtree City offers some of the strongest public schools in Georgia, consistently low crime, and a community culture that's genuinely unique in the metro Atlanta area. Median home prices sit in the $555K–$610K range, with effective property tax rates around 0.98% and HOA fees that vary widely by neighborhood — from as low as $100/year in simpler communities to $200–$300/month in amenity-rich sections like Cresswind.

02
The Upside

Why people love
Peachtree City.

One-of-a-kind golf cart path system

Over 100 miles of multi-use paths connect every neighborhood to schools, shopping, restaurants, and parks. Residents use golf carts for grocery runs, school drop-offs, and dining out — it fundamentally changes how you experience daily life.

Fayette County Schools — top-rated in Georgia

Peachtree City is served by Fayette County Public Schools, consistently ranked among the top five school districts in Georgia. Starr's Mill High School and McIntosh High School both carry strong ratings and serve as anchors for the community.

Planned community that actually works

Three golf courses, community lakes, multiple shopping villages, parks, and pools are woven into the city's design. Everything is intentional and well-maintained — it's what planned living is supposed to look like.

Safety and low crime

Peachtree City consistently ranks as one of the safest cities in Georgia. The planned layout, active community, and low density contribute to a very low crime rate year after year.

Self-contained community

With The Village, The Avenue, Peachtree City Golf Courses, medical facilities, restaurants, and daily shopping all within city limits, many residents rarely need to leave for day-to-day needs. Groceries by golf cart isn't just possible — it's normal.

Family-oriented culture

Youth sports leagues, community events, holiday parades, and the path system create an environment where kids can be independent and active. The community culture is real and something residents value deeply.

03
The Honest Part

What you should know
before moving to Peachtree City.

Distance from Atlanta

Peachtree City sits 30+ miles south of downtown Atlanta. Commuting to Midtown or Buckhead during rush hour can take 60–90 minutes via I-85 and SR-74. If your work is in intown Atlanta, this commute becomes a daily reality check.

Car-dependent despite the path system

The golf cart paths work brilliantly for local trips within the city, but you still need a car for anything beyond the city limits. And the paths can feel isolated in certain weather — rain, extreme heat, or early morning darkness.

HOA and community guidelines

Peachtree City's planned nature comes with community guidelines and HOA structures that vary by neighborhood. Some residents find the regulations more restrictive than more freeform communities elsewhere in the metro.

Aging infrastructure in older sections

The original 1960s–1980s developments are aging, and some neighborhoods need updating. The city is investing in infrastructure improvements, but individual home maintenance and condition varies significantly by section.

Limited diversity in some areas

Peachtree City has been historically less diverse than some metro Atlanta suburbs, though this is gradually shifting as the community continues to grow and attract new residents from across the metro and beyond.

Tommy's Take
Tommy Williams

What I'd tell a friend

About Peachtree City

Peachtree City is the most unique community in metro Atlanta — nothing else really compares. The golf cart paths aren't a gimmick; they fundamentally change how you experience daily life. You'll drive your cart to the grocery store, and it's genuinely convenient. My advice to anyone considering it: spend a day driving around in a golf cart before you buy. Visit the schools, eat at the restaurants, and see if the lifestyle fits. For families, it's outstanding — kids can get around independently, the schools are top-tier in Georgia, and the community culture is real. The commute to Atlanta is the trade-off, and it's significant. But if your life is centered south of the city or you work remotely, Peachtree City offers something you won't find anywhere else in this metro.
