Based on the consultation, I prepare your home for a targeted launch. This may include pricing strategy, minor preparation recommendations, and professional photography — all done before we decide whether to go live on the MLS.

Before listing publicly, I reach out to my network of buyer's agents, investors, and relocation specialists who have active buyers looking in your area. Many homes change hands during this phase — no sign in the yard, no public listing.

Evaluate Offers

If we receive strong offers through private outreach, you can accept one without ever going on the market. If the offers aren't where they need to be, we pivot to a full public launch with momentum already built.

List or Close

If you accept a pre-listing offer, we move straight to closing. If we go to market, your home already has professional photography, pricing data, and market feedback — giving you a head start over a typical listing launch.
