Get offers before
you officially list.
Not every seller wants a public listing process — and not every home needs one. I help homeowners receive offers before their property ever hits the MLS, connecting them directly with qualified buyers through my network. It is faster, more private, and often just as profitable.
The pre-listing
process, step by step.
Initial Consultation
We start with a conversation about your home, your timeline, and your goals. I walk through your property, review recent comparable sales, and give you a realistic picture of what your home could sell for — before anything goes public.
Strategic Positioning
Based on the consultation, I prepare your home for a targeted launch. This may include pricing strategy, minor preparation recommendations, and professional photography — all done before we decide whether to go live on the MLS.
Private Network Outreach
Before listing publicly, I reach out to my network of buyer's agents, investors, and relocation specialists who have active buyers looking in your area. Many homes change hands during this phase — no sign in the yard, no public listing.
Evaluate Offers
If we receive strong offers through private outreach, you can accept one without ever going on the market. If the offers aren't where they need to be, we pivot to a full public launch with momentum already built.
List or Close
If you accept a pre-listing offer, we move straight to closing. If we go to market, your home already has professional photography, pricing data, and market feedback — giving you a head start over a typical listing launch.
The advantages of
selling before you list.
Privacy & Discretion
No "For Sale" sign. No open house. No neighbors knowing your business. Ideal for executives, public figures, or anyone who values discretion.
Speed
When the right buyer is already in the pipeline, closing can happen faster than a traditional listing — sometimes in days rather than weeks.
Less Stress
Fewer showings, less disruption to your daily life, and no waiting for offers. The process is simpler and more controlled.
Competitive Terms
Because you're not competing with other sellers for buyer attention, you maintain stronger negotiating position on price and contingencies.

is right for you?
The first step is a confidential conversation about your home, your goals, and whether a pre-listing strategy makes sense for your situation.
