My honest take on
Suwanee.

Suwanee is one of my favorite markets in the metro because it does something that's actually hard to do — it creates genuine community. The Town Center isn't just a strip of shops; it's where people gather, where festivals happen, where kids play. That sense of community translates directly into property values. For investors, the Town Center corridor is the premium play, but I think south Suwanee is the better value right now. You're buying into the Suwanee brand at a discount, and as the area matures and the schools establish track records, those properties will appreciate faster than the already-established neighborhoods. The risk is that you're betting on new schools, but Gwinnett County has a strong track record of delivering quality education.
